In today's crazy real estate market, several buyers turn to new construction homes to avoid bidding wars and increased competition. There are many benefits to buying a new construction home, but some of them include:

- brand new EVERYTHING, which means low-cost maintenance

- updated, modern floor plans

- custom design elements to fit your style

- a home that is energy efficient

- the protection of a home warranty

...but sometimes they may seem a bit 'cookie-cutter'. Luckily, there are plenty of ways to add some character and personal style to your brand new home!

Let's discuss my top 5 ways to add character to new construction:

1. Upgrade the lighting! Swapping out builder grade lighting is a relatively cost effective way to add charm to your home. Same goes for adding ceiling fans in bedrooms (which are usually not included in a new build).

2. Add hardware to kitchen + bath cabinets. This is an easy way to give your cabinets a more custom look, and increase functionality as well.

3. Add new hardware and locks to the front door. Keyless entry is becoming more popular and there's no question that it makes life easier.

4. Swap out builder grade mirrors for custom ones, or make it a weekend diy project and add a custom frame to your bathroom mirrors. Target, Wayfair, Amazon, and stores like Ross and Home Goods are great places to find affordable mirrors.

5. Add a hardware kit to your garage doors. They sell garage hardware magnet kits that stick right on the door and add a custom look to your otherwise plain garage doors.

I've named my top 5 ways to add character to your new build, but I can't leave without saying - don't forget to ADD PLANTS! Plants add so much warmth to a space, and although I am a major 'real' plant proponent, they make some great fakes these days that still have the same effect on a room🌱.

What's your favorite thing about a new construction home?
